A little more clarity

Questions worth asking.

Is a pre-approval the same as final approval?

No. A pre-approval helps you plan, but final approval depends on the lender’s review of your application, the property and any outstanding conditions. Changes to income, debt or the purchase can affect the outcome.

Should I focus on the lowest rate?

The rate matters, but so do the term, payment structure, prepayment options and potential penalties. The right comparison considers how long you expect to keep the mortgage and what may change along the way.

Can we talk if I am not buying a home?

Yes. You can begin with a renewal or refinancing question, or simply a change you are considering. You do not need to be actively searching for a property.

What should I have ready?

For an initial conversation, think about your goal, timing and comfortable monthly budget. Any application documents will be requested through the appropriate mortgage process, not this website inquiry form.
